What I run on it
- Plan: Mogul
- Channels: Airbnb, Vrbo, Booking.com and a direct booking site, all on one calendar
- Devices: Schlage smart locks and Ecobee thermostats, connected to each reservation
- Guidebook: TouchStay, synced into Hospitable's Knowledge Hub so the AI can answer from it
- Pricing: Hospitable's built-in dynamic pricing on my own homes, and PriceLabs on some client homes
- Operations: cleaning tasks, review automation and a full guest message sequence
What I like most
1. AI that actually knows your property
Hospitable's AI drafts and sends guest replies using what it knows about each home. That knowledge lives in the Knowledge Hub, which pulls from my TouchStay guidebook and from past conversations, and lets me add my own house policies on top.
That last part is what makes it trustworthy. My AI follows rules I wrote, like who confirms an early check-in, when an extra night can be offered, and which conversations it should leave for me, such as anything involving a refund. The result is fast replies that sound like me and don't make promises I wouldn't make.
2. Message automation across the whole stay
Every reservation gets a full, well-timed sequence without me touching it, from the booking confirmation through pre-arrival details, access and lock code reminders, a check-in follow-up, a checkout reminder and a review request. Getting the timing and wording right for each property is most of the work, and it's what keeps guests from asking the same questions every stay.
Rules can be scoped by property, platform and stay length, and you can skip messages for last-minute bookings so guests don't get a "4 days to go" note on the day they book.
3. MCP: connecting Claude and ChatGPT to your account
This is the feature I'd point any tech-comfortable host to first. MCP lets an AI assistant like Claude or ChatGPT read your Hospitable account directly. I use it for a Monday digest of bookings, occupancy and reviews, a Thursday check for open weekend nights, and a daily watch on client properties, all set up as read-only so the assistant reports and I decide. It's also how I update the AI's house policies in the Knowledge Hub without clicking through settings.
4. It keeps up with the platforms
Airbnb, Vrbo and Booking.com change constantly, and Hospitable tends to adapt quickly. The clearest recent example is Vrbo: the connection now runs through Vrbo's official partner API instead of the older browser extension workaround.
5. A basic direct booking site without a web project
You can stand up a simple, bookable direct site with secure checkout quickly, and we've launched them for clients this way. For hosts who want a site that also brings in search traffic, we build a custom direct booking site that uses Hospitable for the booking itself, like our own Hidden Dells site.
6. Reviews and the small details
Guest reviews can be written and submitted automatically on a schedule, and for a difficult stay you can hold the review until close to the deadline instead of posting it right away. Settings like that, plus cleaner task automation and per-property scoping, are where you notice how much thought went into the product.
7. A good team, and lots of help to learn it
You can tell the product is built by people who understand hosting. Hospitable also publishes a steady stream of guides, blog posts and webinars on getting more out of the platform, which shortens the learning curve for new hosts.
Where it falls short
- The mobile app is slow and clunky compared with the desktop version. I do most setup on a computer and use the app for quick checks.
- Getting a person can take patience. Hospitable's support team is good once you reach them, and the AI support answers most questions well, so I rarely need to.
- Some features sit on higher plans. Owner statements and the owner portal are on Mogul only, the direct booking site starts on Professional, and smart device integrations aren't on the free plan.
- PriceLabs doesn't connect on the free plan. If you want PriceLabs, plan on a paid tier.
Hospitable pricing (as of October 2026)
| Plan | Price | Included properties | Each extra property |
|---|---|---|---|
| Essentials | Free | Unlimited | n/a |
| Host | $29/month | 1 (max 2) | $10 |
| Professional | $59/month | 2 | $15 |
| Mogul | $99/month | 3 | $30 |
Annual billing saves 12%, and monthly plans have no contract. On the free plan, dynamic pricing is free for your first 3 bookings or 30 days, then $15 per property per month, and AI is limited to suggestions rather than auto-replies. Direct booking fees depend on the option you choose. Confirm current pricing on Hospitable's site before you sign up.
Which plan fits
- Essentials: you want to try it, or you run one listing and price it yourself.
- Host: 1 or 2 properties, and you want AI replies and built-in dynamic pricing.
- Professional: you want a direct booking site and smart lock or thermostat automation.
- Mogul: you manage homes for other owners and need owner statements and an owner portal.
Setup mistakes we fix most often
- Messaging rules copied from a template that don't match the property, or that fire on last-minute bookings
- An empty Knowledge Hub, so the AI guesses instead of answering from your house details and policies
- Smart locks connected, but no lock code reminder or backup code message
- Review automation turned off, or reviews posted right after a rough stay
- Dynamic pricing left on defaults instead of set for your market's lead times and weekends
Verdict
If you self-manage a handful of properties across Airbnb, Vrbo and Booking.com and want the busywork to run itself, Hospitable is an easy recommendation. Set it up carefully, feed the AI your real policies, and it handles most guest communication on its own. Comparing options first? See Hospitable vs Guesty vs Lodgify vs Hostaway.
