Hospitable vs Guesty vs Lodgify vs Hostaway for Hosts With 1 to 10 Properties

By Lashan Wanigatunga, Airbnb Superhost. Last reviewed .

How we compared, and our bias: we run our own homes and our clients' homes on Hospitable and know it in depth. We know Guesty, Lodgify and Hostaway far less well. We evaluated them when choosing a system and keep an eye on them as they change, but we don't run them day to day. That means we naturally lean toward Hospitable, so weigh our take with that in mind. To keep it fair, everything here about each system comes from that company's own published pricing and features, with sources at the end, and where a company doesn't publish something, we say so rather than guess. The quick answer

  • Hospitable: the best fit for most self-managing hosts with 1 to 10 properties who want strong automation and AI at published, per-property prices. There's a free plan to start.
  • Guesty Lite: a simple option for 1 to 3 listings with per-listing pricing. Guesty's bigger plans are built for larger management companies and are quote-only.
  • Lodgify: strongest if your top priority is a polished direct booking website.
  • Hostaway: built for growing management companies, roughly 5 to 100 properties. Pricing is by quote after a demo.

Hospitable

Pick it if you self-manage and want the busywork automated. The AI answers from a Knowledge Hub you control, message automation covers the whole stay, pricing is published per property, and MCP lets tools like Claude and ChatGPT work with your account. Watch for: owner statements only on the top plan, and a mobile app that trails the desktop version. Read our full Hospitable review.

Guesty

Pick Guesty Lite if you have 1 to 3 listings and want something simple with per-listing pricing. Guesty Pro and Enterprise target larger operators and are quote-only, so budget for a sales process. Guesty has been growing through acquisitions, most recently Smily in September 2026.

Lodgify

Pick it if a good-looking direct booking website is the main thing you want. Lodgify's site builder is its core strength, and it launched native dynamic pricing and an AI co-host in 2026. Watch for: automated messages start on its Professional plan, task management and owner statements sit on its top plan, and its pricing page shows different numbers by billing period, so confirm the price you'll actually pay.

Hostaway

Pick it if you're building a management company and expect to grow well past 10 properties. Hostaway includes a website builder and owner statements, and added an AI co-host in 2026. Watch for: pricing isn't published, there's no self-serve trial, and smart locks and dynamic pricing are paid add-ons.

Others worth a look

  • OwnerRez: $40 per property per month, popular with hosts who want deep direct booking and accounting control.
  • Hostfully: started publishing prices in 2026, from $15 per property plus a platform fee.
  • Uplisting: from $18 per property per month on annual billing.

Switching systems

Moving from one PMS to another is mostly about not losing anything: reservations, guest messages, pricing rules, lock codes and reviews. We move hosts to Hospitable and set it up around how they actually run their rentals. See Hospitable Setup.
